Property Marketing

Property Marketing

Our professional leasing agents develop marketing campaigns and leasing strategies that will attract residents to their properties. This process begins with an evaluation of the property, market, competition, and overall business goals. As a proven leader in residential property management, Red Door Property Management relies on both our experience and relationships to successfully deliver integrated property marketing services that deliver qualified residents.

Tenant Screening

Screening

Our applicant screening process includes: criminal background and credit checks, public rent records, employment verification, and current and previous rental reference verification. Applicants must either show a total household income of at least 3 times the rent or we require a suitable Lease Guarantor. We require a $25 application fee per adult applicant as well as security deposit upon approval of applicant(s). When possible, we consult with owners before final approval.

Once a prospective tenant is found, a comprehensive screening program is put into action. Our Screening program includes

  3. Credit and criminal background check
  4. Fraud and derogatory remarks search
  5. Personal References

Our robust lease is designed to cover nearly everything, but even with our vast experience, we are sometimes surprised by a tenant’s bad behavior toward your property or financial interests. That’s why we update our custom lease regularly. Some recent improvements include: required renter’s insurance, required online rental payments, and greater owner/management discretion in handling broken appliances and minor interior plumbing issues. Along with our thorough screening process, these lease improvements have decreased operations, delinquency and collection losses substantially and decreased our owners’ liability, while ensuring our residents have liability protection as well.

Red Door Property Management tracks all transactions for our clients and makes the information available at any time with our secure Owners Portal. From rent processing to monthly statements and everything in between, we pride ourselves in keeping our owners informed and maximizing your return on investment.

  1. Collection of rent money from tenants.
  2. Disbursing rent money to owners via direct deposit by the 10th of every month.
  3. Collection of pet and security deposits.
  4. Account Statements (Owner Statements) are e-mailed monthly and available online 24/7.
  5. Year end 1099 and Profit and Loss mailed to owners or their accountants.
  6. All receipts are included in monthly Owner Statements.
  7. Coordination of payments for utility bills, yard and pool maintenance, repair bills, and capital improvements.
  8. Serving legal notices to tenants for non-payment of rent or other non-compliance with the lease, and coordinating evictions if necessary.
  9. Compliance with all state and federal laws and regulations.
  10. We hold all client and tenant funds in non-interest-bearing escrow accounts.

Red Door Property Management is committed to maintaining your property in an efficient and cost-effective manner. We provide experience-based advice on repair vs. replacement decisions, ensuring our residents are satisfied with their rental experience and our owners’ properties are well cared for.

Our strong relationships with a variety of service companies throughout Northwest Arkansas helps to secure low overhead costs and save money on any necessary repairs. We provide prompt and quality performance of all maintenance requirements. All approved vendors whose work requires a license must carry both general liability and workman’s compensation insurance to protect all parties.
